Booking terms and conditions

General terms and conditions of De Watering, established in Katwijk, registered with the Chamber of Commerce in Leiden under no: 28096547. These general terms and conditions apply to the renting and reserving of beach houses of De Watering, beach section 19 in Katwijk aan Zee.

1.       Confirmation of the rental
The tenant receives a confirmation by e-mail. The confirmation and the acceptance of these rental conditions together constitute a provisional rental agreement between the addressee of the confirmation and the sender thereof. Once payment has been received, to be made within 7 days of booking, the reservation is definitive. De Watering only accepts bookings from persons aged 18 and over. Groups of youngsters are not admitted.

2.       Rental costs
Included in the rent are the rental of the house as stated on the website www.de-watering.nl and the consumption of gas, water and electricity, including VAT.
Not included are:

a.       Compulsory final cleaning of € 85.00 per house in 2026 and € 99.00 in 2027

b.      Bed linen and kitchen textiles at € 15.00 per person in 2026 and € 17.50 in 2027

c.       Tourist tax of € 2.50 per person, per night.

d.      € 150.00 deposit per reservation, per house in 2026; in 2027 we do not charge a deposit

3.       Payments

a.       Within 7 days of the reservation, the tenant must pay the full rental sum including additional costs and deposit to IBAN NL06ABNA0121472582, BIC ABNANL2A in the name of De Watering in Katwijk

b.      As soon as the payment has been received, the reservation is activated. If no payment has been received within 7 days, we will cancel the reservation. If desired, a new reservation must then be made.

c.       Deposit
The deposit of € 150.00 per house must be paid upon reservation. After departure, the deposit will be refunded within 7 working days, less any damage and unpaid costs, to the bank account used to pay for the booking.

4.       Changes and cancellation

a.       Changes
For changes to bookings we charge € 25.00 in administration costs per change.

b.      In the event of cancellation by the tenant, the following costs also apply:

                                                               i.      In the event of cancellation up to the 30^th day before the day of arrival: 50% of the total booking sum;

                                                             ii.      In the event of cancellation within 30 days before arrival: 90% of the total booking sum;

                                                            iii.      In the event of cancellation on the day of arrival or later: the full booking sum;

                                                           iv.      Cancellation must be sent by e-mail to info@de-watering.nl

c.       Cancellation by the landlord
De Watering reserves the right to cancel if the details provided prove to be incorrect, insofar as this has adverse consequences for De Watering.

5.       House rules

a.       Arrival is from 3:00 pm and departure before 10:00 am.

b.      Pets are not allowed in any of our beach houses, dogs are not permitted as visitors either.

c.       Smoking is not permitted in the rented premises

d.      The tenant must comply with all other house rules, which are included in the information folder available in the beach house

6.       Liability

a.       De Watering assumes that you will treat the rented property with respect. In the event of nuisance and/or damage, you run the risk of having to leave the beach house. In such cases we will not refund the rental sum

b.      De Watering accepts no liability for theft, loss or damage of or to property or persons, of whatever nature, during or as a result of a stay in one of the beach houses, unless there is intent or gross negligence on the part of De Watering or (one of) its employees

c.       De Watering is not liable for interruptions in its services or for shortcomings in services provided by third parties

d.      Together with the user, you are jointly and severally liable for all loss and/or damage to the rented property and/or other property of De Watering, regardless of whether this results from acts or omissions by yourself and/or third parties who are present in the beach house with your permission

e.      In the event of improper use or improper condition upon leaving, including but not limited to excessive soiling of the beach house, additional costs will be charged, which you are then obliged to pay immediately or to settle against the deposit

7.       Complaints

a.       Complaints must be reported on site, so that De Watering has the opportunity to resolve the complaint. If it turns out afterwards that you did not report the fault or shortcoming on site, you lose the right to any refund

b.      In the event of early check-out, the right to any refund of the rental sum also lapses, if this has not been discussed with and agreed to by De Watering in advance

a.       Dutch law applies to the rental agreement
